Core features
From our research, these were essential to the core function of Ignis Lodge.
Location constraints
Must be within the West Midlands, defined as being within one of the local authorities in the West Midlands Combined Authority. The location must be near to transport routes and have parking.
Capacities for programmes
The campus must include 15-20 study-style ensuite accommodation for Lodge residents with a shared lounge based on 5-8 residents per lounge. Training and meeting spaces should accommodate up to 100 but in a variety of settings (learning, discussions, dining, sports).
Accessibility and usage
The campus must be compliant with disability access and be a welcoming and safe space for everyone. It should be available 24/7 for residential but have protected 'quiet' times between 2230 and 0700 each day. Community outreach usage between 09:30 and 15:30 and 18:30 to 20:30 Monday to Saturday.
Design principles
Locality supports local community organisations to be strong and successful with a network of 1,400 members. Making Buildings Work For Your Community was published in 2018 as a guide to designing, refurbishing and retrofitting buildings for community use.

From our research, these would differentiate and sustain Ignis Lodge.
Public building
The campus could be based within a surplus public or community building to relieve the taxpayer or community of cost burdens.
EV-ready
The campus could have, or be able to include in future, an EV charging capability for the community.
Storytelling
The campus should have history or heritage relevant to Ignis Lodge to elevate and personally relate to the mission.
Self-sufficiency
The campus should be able to generate revenue which either reduces or removes the burden on grant funding and public money for the operation of it's services.
The organisation should aim for a social return on investment of £1.45 for every £1.
This is based on an analysis from of similar services such as LINK Cumbria, SCIE analysis of in-house reablement services, and Pathway/Alma Economics analysis of intermediate care for people experiencing homelessness.
